Eric Galpin — Notes on Michigan Real Estate

Michigan New Construction: The November 2026 Snapshot

The number

As of November 1, 2026, there are 2,375 new construction homes listed for sale across Michigan on the live search Eric's clients use. New construction is where the inventory is — while resale sellers wait, builders are building.

Where the building is, in Eric's markets

  • Ann Arbor — 33 listed. The deepest new-build bench in the area, at the area's highest price of entry.
  • Troy — 31 listed. Oakland County building is concentrated here.
  • Fenton — 25 listed. The growth story of the southern tier — new homes without the Oakland County price tag.
  • Plymouth — 12 listed. Infill and smaller developments in a mature market.
  • Grand Blanc — 11 listed. Steady building in Genesee County's strongest school-and-golf market.
  • Howell — 9 listed. Brighton — 8 listed. The US-23 corridor keeps adding homes.
  • Davison — 2, Flint — 3, Flushing — 1, Frankenmuth — 1. Thin, but moving.

The twelve towns at zero — and what zero means

Auburn, Bay City, Chesaning, Essexville, Freeland, Hemlock, Holly, Lake Orion, Midland, Saginaw, Sanford, and Whitmore Lake currently show zero new construction listings. Zero listed does not mean zero building — it means nothing is being offered on the public market. In towns like these, the new homes that do exist are usually builder-direct: unlisted, unadvertised, and found by asking, not searching.

That cuts both ways. Buyers in zero-listing towns need a local conversation to find what's actually being built. Sellers in those towns face less new-build competition than they think.

How to use this

Every town above has its own live new-construction search on Eric's site, updated as listings change — including the zero towns, which populate automatically the day a builder lists. Start with the town, then talk through build timelines, lot premiums, and what a builder's list price actually leaves negotiable.
