Michigan Waterfront Homes: What the Water Decides

The water is the amenity — and the inspection

A waterfront home is really two purchases: the house, and the shoreline it sits on. The house is the easy part to evaluate. The shoreline is where the money is made or lost, and it is where a careful look matters most.

What to check on any waterfront property

The shoreline itself. Seawalls, riprap, and beach condition decide your future repair bills. Ask what has been done, when, and whether permits are on file.

Water levels and erosion. Lake Michigan levels rise and fall over the years, and inland lakes have their own moods. Where the water has been tells you where it can go.

The dock and the bottom. A dock is only worth what the water in front of it allows. Depth, bottom type, and any shared-access or riparian-rights limits belong in the conversation before an offer, not after.

Flood exposure and insurance. Waterfront insurance costs more and covers differently. Get real quotes early, so the number is part of your decision, not a surprise at the end.

Septic, well, and setbacks. Many waterfront homes sit on older systems, and shoreline building rules are stricter than inland. What you are allowed to change later is part of what you are buying.

How the water is actually used. Swimming, boating, quiet mornings — the right lake for a ski boat is the wrong lake for someone who wants silence. Match the water to the life, not just the house to the budget.

Selling waterfront

Waterfront value lives in the frontage, the view, and the condition of the shore — and buyers discount hard for shoreline problems they discover late. Eric prices waterfront homes on what the water actually offers, presents the shoreline honestly and well, and puts the home in front of buyers who are searching for exactly that kind of water.
